1. SERVICE – We work very hard to give the best service we possibly can!
1.1 We are a full service company;
A. Assistance in the design. We will help you in choosing an architect, architect/designer, or designer only. We have in our team of professionals any of these three choices and we work to make sure that these professionals follow the budget you have set for your project. During this process we will do a preliminary estimate at the preliminary design phase to make sure the plans are on track to meet the budget set. We will also help you in the selection of your building site to the extent you request.
B. Assistance in the choices of products. Our associates and subcontractors will assist you in the product choices we will be used in the completion of your home, office, etc. Each of the professionals we use is well informed of the performance and quality of each product or products that we will use to complete the job. Our team of professionals strives to learn about the performance and quality of each and every product in our line of work as it becomes available for use.
C. Complete detail of the full scope of work. We will provide for you details of the scope of work and the manufacturer and model number of the products used for the completion of your home or office prior to the start of the job. This allows our customers to properly compare pricing, if receiving other bids, and also allows us to make sure we have all the customer desires included in our contract amount.
D. Complete cost breakdown of expenses. Before any work starts on the job, we will provide a complete cost breakdown of all the expenses included in the contract amount.
E. Pictures of the progress of the work on the job. We will provide for you pictures that show the progress of the job during each phase.
F. Verification of all subcontractors' workers' compensation and general liability insurances.
G. Lien releases from all subcontractors and material suppliers (copies are available upon request).
H. Job safety training with our associates to keep the jobsite safe. We do weekly tailgate safety meetings and monthly office meetings to keep our associates safe on the job.
I. Work closely with all building officials and bank representatives to efficiently coordinate job progress. With our 26 plus years in business, we have developed a great rapport with these representatives to know what they require at each phase of the job to keep the job on track and on schedule.
J. Require all of our associates and subcontractors to know the manufacturer's application and installation specifications. In this industry, lack of this has been the largest reason for construction defects. At Lawler Construction, Inc., we work hard to educate our entire team of associates on the proper techniques and applications of every product we use and require our subcontractors to do the same.
K. We will schedule the job to completion shortly after the job has started and the final completion date will be within a two-week period of the original schedule. One thing past clients can vouch for is that we d stick to our schedule and subcontractors can verify that as well; they understand how important our scheduling is.
L. Gather all manufacturers' warranties and submit them to you at the completion of the job.
M. Schedule our associates and subcontractor's to meet with you to make sure you understand the operation of each device and appliance in your home or office.
N. Make sure that we do a thorough walk thru of the project before turning it over to you. We have developed checklists that are used during the progress of your job to minimize overlooked details, and then correct those that are.
O. Provide the very best service after you have taken possession of the project. Screening of our subcontractors includes verification of past clients and the service they received. We are diligent at performing all services including all warranty work and we will make sure you are satisfied.
1.2 We guarantee great service;
A. I personally guarantee that each associate you will meet during the progress of your project will provide you with the very best service you can receive. Our monthly associate meetings are designed to make sure our customer service not only meets, but exceeds the highest expectations.
2. QUALITY – We work very hard to give you the best quality product and workmanship that we possibly can.
2.1 Training of our associates;
A. Our monthly associate meetings include training for our associates to be the best they can be at what they do.
B. Extensive training by Proearth University in building sciences. Two members of the management staff completed four days of training in April 2011 in Boulder Colorado. This extensive training was by invitation only and provided complete training on all aspects of a construction project in green and sustainable construction methods, as well as Energy Star construction methods.
C. One member of our management staff has received multiple certifications by Professional Home Inspection Institute, a national company that specifies in the training home inspection technicians. The certifications are for basic and advanced home inspections, energy audit diagnostics, defect recognition, and weatherization and insulation remediation.
D. This training has not only allowed us to be competitive builders when it comes to new construction that is energy-efficient, but has allowed us to greatly increase the efficiency of existing homes that were built prior to the knowledge of building sciences that the industry is now moving towards.
2.2 Requirements of our subcontractors and material suppliers;
A. We require our associates to research each subcontractor and material supplier for any complaints registered against them prior to considering them for a bid.
B. We also require that each subcontractor understands completely the manufacturer's required installation of the products they will use and install on your project.
3. VALUE – We work very hard to make sure that you have received the best price you possibly can.
3.1. Multiple bids from material suppliers and subcontractors;
A. Our associates are trained to bid with multiple subcontractors, if we feel that we have not received the best possible price from our material suppliers or our subcontractors. We work for you when you entrust us with your project, so we take making sure you have received the best possible price we can obtain a high priority.
3.2 Our pricing structure is one of the best in our industry;
A. We are a high volume construction company, so our purchasing power is one of the best in our area. Our credit rating is one of the best in our industry, so we receive the best pricing available to construction companies in our area.
B. Because we are a high volume construction company, much work is done utilizing our various subcontractors and material suppliers, so they work hard to keep our business and therefore provide us with very competitive quotes.
C. Low overhead is another trait of a high volume company. This keeps our pricing down so we can be a very competitive construction company. We rarely lose in a competitive bidding arena when scope of work is clearly detailed.
D. Our labor rates are one of the best in our industry. An example of this is that our construction laborer is $11.00 per hour and with labor burden and contractor's profit added on he is $16.12. Our journeyman carpenter is $30.79 total with labor burden and contractor's profit. If a small job, his rate would be a flat $35.00 per hour. Not many construction companies in the area can match these rates because most choose to do fewer jobs and therefore, less volume.
E. Working with you as you are making selections on the products you desire, we will make sure the pricing we receive will give you the best value for your dollar spent or we will check pricing on a comparable product to make sure you will.
4. FLEXIBILITY – We work very hard to make sure knowledge of respective job types is retained and refined so efficiency is maximized from job to job.
4.1. Type of jobs;
A. New, remodel, addition, renovation of both residential and commercial properties. This includes the ability to do energy audits and then increase the energy efficiency of your home or office.
